How a Deltaklumen Valuation Is Conducted

A rigorous, three-stage process that produces a defensible, documented figure.

Our valuation process begins with a physical site inspection carried out by a registered valuer. The inspection covers the structure, internal condition, services, and any improvements made since the last assessed value. This is followed by a comparable sales analysis drawing on recent transactions registered at the Kisumu Lands Office, adjusted for location, size, age, and condition. The final report states the open-market value, a forced-sale estimate where instructed, and the basis on which both figures are derived. Reports are prepared to the standards of the Institution of Surveyors of Kenya and are typically delivered within five working days of the site visit. We do not issue drive-by estimates or automated valuations — every figure is signed by a named, accredited professional.

It does not constitute a structural survey — we do not inspect foundations, roof trusses, electrical installations, or plumbing systems to the depth a building engineer would. It does not guarantee title; that is the role of a separate title search. It does not predict future market movements, and a valuation figure should not be treated as a guarantee of the price achievable at auction or private treaty.
