When a landlord engages Deltaklumen, the first step is a property condition assessment and a rental price benchmark against comparable properties currently let in the same Kisumu neighbourhood. We then prepare a listing with professional photography and distribute it to our tenant database and selected platforms. Applicants are screened for employment or business income verification and prior rental history before any viewing is offered. Once a suitable tenant is identified, we draft the tenancy agreement, collect and hold the deposit in accordance with Kenyan tenancy law, and conduct a documented check-in inventory. During the tenancy, we handle maintenance referrals, rent arrears follow-up, and end-of-tenancy check-outs. Landlords receive a monthly statement and a direct remittance.

Tenant Screening

Every applicant undergoes income verification and a reference check before being presented to a landlord. We do not forward unverified applicants simply to fill a vacancy faster.

Tenancy Agreement Drafting

Our standard agreement complies with the Kenyan Landlord and Tenant Act and is reviewed annually for legislative updates. Bespoke clauses for furnished properties or short-term lets can be added at the client's request.

Inventory & Condition Reports

A photographic check-in inventory is prepared before the tenant moves in and compared against a check-out report at the end of tenancy to provide an objective basis for any deposit deduction.

Monthly Landlord Statements

Each month, landlords receive a digital statement showing rent received, management fee deducted, any maintenance costs approved, and the net amount remitted — with supporting receipts attached.

How is the management fee calculated?

Our management fee is a fixed percentage of the monthly rent collected, agreed in writing before the first letting. There are no hidden charges for standard administrative tasks such as issuing receipts, sending reminders, or preparing monthly statements.

What happens if a tenant stops paying rent?

We issue a formal demand notice within five days of a missed payment, follow up with a second notice at fourteen days, and advise the landlord on next steps under Kenyan tenancy law if payment is not received by day thirty. We do not allow arrears to accumulate without documented action.

How quickly can Deltaklumen find a tenant for my property?

Average time-to-let for our managed properties in Kisumu is between three and six weeks from the date of listing, depending on price point and property condition. Properties that are priced within the range we recommend at the outset let significantly faster.

Do you manage short-term or furnished rentals?
